Cumming, Georgia

Cumming, GA, is the official government seat of Forsyth County and it is situated 40 miles north of Atlanta on U.S. Route 19 alongside Georgia’s beautiful Lake Lanier. According to the U.S. Census Bureau, the incorporated City of Cumming’s population was 4,220 in the year 2000 and its total land area is 5.9 square miles. A much larger area of countryside is often referred to as Cumming by more than 100,000 people who live in unincorporated areas of Forsyth County. The city’s population doubles every workday as approximately 8,500 people travel to jobs in Cumming where business is thriving, the public school system is excellent, and a wide variety of recreational activities are available and affordable.

Real Estate

The residential real estate market in Cumming experienced a surge of new growth during the 1990’s that was stimulated by the expansion of U.S. Route 19 (Georgia Route 400). After thousands of working people began leaving Atlanta to find more rustic homes in Forsyth County, land that was once nothing but thick forests interspersed with a few farms has become characterized by beautifully landscaped vistas containing large residential housing developments and subdivisions with single family detached homes, condominiums and townhouses. Cumming contains an attractive blend of home styles that are fairly evenly distributed throughout the price range of $150,000 to a million dollars.

Attractions and Amenities

From a pristine lake to mountain peaks, you can find adventure at every altitude in nature-loving Cumming, Georgia. The city is located North of Atlanta on GA 400’s Hospitality Highway. The jewel of this community is Sawnee Mountain Preserve, a 963-acre preserve with hiking trails, Indian Seats, tree canopy classroom, playground, picnic pavilions, climbing area, amphitheater, and Visitor Center. A pleasant drive out of town, Poole’s Mill Park and historic covered bridge straddles Nail Creek. Bald Ridge and Habersham marinas are situated on Lake Sidney Lanier where there is plenty of year-round fishing, boating, swimming and camping. At night, the Cumming Playhouse comes alive with live performances throughout the year. Balloons Over Georgia is based in Cumming, but offers a variety of ballooning trips at many locations in Georgia. Golfers will find Lanier and Country Land Golf Clubs both affordable and challenging. The Cumming Fairgrounds hosts annual events such as antique car shows, antique tractor shows, rodeos, Indian Festival, 4th of July Celebration, Quarter Midget Racing, Christmas Arts & Crafts Show and Celebration, but the highlight is the 10-day Cumming Country Fair & Festival in October.

Education

Public schools in Cumming are administered by Forsyth County School System, one of the largest and highest – ranked school districts in the state.
